Welcome to Glen Vista

Glen Vista Subdivision is a southern Colorado mountain community with spectacular views of the Sangre de Cristo Mountains to the west, Pikes Peak to the north, and the Wet Mountain range to the east.   Endless recreational activities in the area, including excellent fishing and white water rafting at the Arkansas River, horseback riding, 4-wheeling and hiking.  Westcliffe, located 20 minutes south, is a quaint, picturesque town with spectacular views of the Sangre de Cristo mountain range, where you can spot five 14,000-foot peaks, known as the Crestone Group.

GVPOA is comprised of 1,151 lots encompassing 6,145 total acres and about 65 miles of roads, and the subdivision is broadly surrounded by BLM and Colorado State lands.

FYI- 2024 Invoices are being mailed out January 22, 2024.  (We apologize for the late start, people were ill). If you don’t receive your invoice in 2 weeks, please email us with your name and correct address. When you move here, besides notifying the post office, you need to notify Glen Vista for mailings. Phone calls will sometimes get distorted in the google voice translation so we are asking for email in this case. Board@glenvista-colorado.org.  Thank you.

Roads are maintained by Glen Vista with a few exceptions as noted in FAQ #10. Maintained means graded; Glen Vista has never done snow plowing.

Effective in 2024, as approved by member vote at the annual meeting on October 7, 2023, annual POA dues increased to $150.00 per calendar year for each member lot.

Early Payments are due March 1st.  There is a $10 discount if your payment in received on or prior to March 1st.

Annual payments are due no later than July 1st.  A $25 late fee will be assessed to each property that is not received on or prior to July 1st as well as an 8% accrued interest penalty will be assessed monthly.

Filings 1 through 8 are not required to be due paying members (per the Glen Vista Covenants).  However if a member property has been annexed into the GVPOA (upon approval by the Board), then POA dues are required in perpetuity.

Filing 9 through 16 are required to be due paying members.

As of 2023, 840/1152 lots are included in the POA.

The GVPOA Covenants originated with the declaration made by the land developer and are filed with the Fremont County Clerk and Recorder. Covenants “run with the land”, a legal phrase meaning they apply to all subsequent purchasers. All Covenants are included as part of the Deed, and all properties in GVPOA (all Filings) are required to abide by the covenants. Covenants are accessible on the Covenants tab above.

All Glen Vista residents are welcome, regardless of POA membership status.

We welcome your help to support various committees to address Covenant violations, the welcome wagon committee, wildlife mitigation committee, road committee, create and distribute newsletters, and Election Committee.
