Frequently Asked Questions

1) The county setbacks are 25 feet. Glen Vista is 50 feet. Will the GVPOA give variances?
NO, GVPOA does not give variances to the 50 feet setback requirement. Glen Vista does not give variances at all. This is to protect all landowners.

2) Is burning allowed in GVPOA?
Absolutely no open fires of any type in GVPOA, regardless of the County, State or Deer Mountain Fire Station statements.  We do not want a repeat of the June 2, 2002 Iron Mountain Fire which was caused by a charcoal grill tipping over on a windy day during drought conditions, and ultimately burned over 4,400 acres, 100 homes and another 106 structures.

Fines will be levied for any infraction. If the Fire Station is called, they can also levy fines.

3) If I do not pay my annual POA dues do I have to abide by the covenants?
Yes, all 1,151 parcels are required to abide by the covenants. The covenants “ride with the land”, not with the homeowner.  Covenants are enforced, up to and including fines and court action.  See covenants enforcement letter.

4) What do I get for my POA dues?
You receive newsletters throughout the year with reminders of our activities,  quarterly board meetings, you benefit from road grading and maintenance, the enforcement of covenants designed to protect your property values, attorney fees associated with enforcement of covenants, updated street signs as needed, and subject to funding, an annual road clean up event, an organized trash, tires and electronics day for GVPOA and organized free wood chipping days for members.

5) What are the restrictions or rules about outside watering?
GVPOA water is for IN HOME use only, and are outlined in the covenants.  Water must be hauled for watering animals or gardens, and please keep a receipt.   You can also check with Dan Henrichs, Water Commissioner at dan.henrichs@state.co.us.

6) What electric company should I use?
Sangre de Cristo Electric is the provider for this area at 844-395-2412 or 719-395-2412. Please note that Filing 14 does not have electric available and is solar only.

7) If I am planning to build a house, can I build a tire house,  container house, yurt, or other alternate  structure?
PER FREMONT COUNTY, YOUR FIRST STRUCTURE ON YOUR PROPERTY EVEN IF IT’S A SHED, MUST HAVE A  PERMIT.

8) How can I volunteer with Glen Vista?
GVPOA is always looking for volunteers for various committees, like Covenant Enforcement Committee,  Tax Lien Sale Committee, and  Election Committee (counting proxy votes).   

9) Who do I contact to get a mailbox? 
Contact Cotopaxi post office at 16081 US- Hwy 50 or call them at 719-942-4100.

10) Who is responsible for maintaining our roads?
All Glen Vista roads are roads maintained by Glen Vista except for Indian Wells Road, a short section of Knight  Lane to all of Kirk Drive, Iron Mountain Road, and part of Kit Carson Trail which are maintained by Fremont County. Questions about these specific roads should be directed to Fremont County Department of Transportation, supervisor Paul Garrett 719-942-4234. For questions about Glen Vista maintained roads, please call us at 719-315-1520.  Maintaining roads  means grading the roads. It does not include snow plowing. Glen Vista has never provided snow plowing. 

11)  How much does it cost to maintain our roads?  We have $70,000 budgeted for the roads in 2023. We have 60+ miles of roads to be maintained.   It costs a minimum of $1200+ per mile for basic grading.   It’s $1440 for grading with a roller packer. That is not including if they need to use water. That’s not culverts, road repair, hauling and spreading road base or emergencies. 

12) Is there a weekly trash pickup service available for everyday household trash disposal?

13)  Am I allowed to live in my camper, RV or mobile home on my GVPOA property?  Glen Vista allows for 60 consecutive days in 2023 of camping. You can live in your RV on your property while you’re building IF you have a building permit and are actively building. You have to get a letter of abatement from Fremont County.
