Effective in 2025, as approved by member vote at the annual meeting on October 26, 2024, annual POA dues increased to $172.50 per calendar year for each member lot.

Early Payments are due no later than March 1st. There is a $10 discount if your payment in received on or prior to March 1st.

Annual payments are due no later than July 1st. A $25 late fee will be assessed to each property that is not received on or prior to July 1st as well as an 8% accrued interest penalty will be assessed monthly.

All Glen Vista parcels are governed by the recorded Declaration of Covenants and the GVPOA By-Laws. The Association has authority under the recorded governing documents to set assessments and, where authorized, record liens as described in those documents. Whether a specific lot is currently billed for POA assessments depends on how it is described in the recorded Declaration and any subsequently recorded instruments that affect that parcel.

As of 2024, 860/1152 lots are included in the POA.

Cash or Wire Transfer

  • Cash: Please email Treasurer at director2@glenvista-colorado.org or call (719) 315-1520 indicating that would like to pay by cash, and we will make arrangements for payment. You will receive a receipt for the transaction upon payment.
  • Wire Transfer Domestically $16 or Internationally $18: Please email Treasurer at director2@glenvista-colorado.org indicating that would like to pay by wire transfer and we will email the instructions to you.

Want to confirm your lot’s status? Request a status letter from the Board (fee as listed). Email: board@glenvista-colorado.org.

Prefer to check yourself: Search recorded documents for your parcel at the Fremont County Clerk & Recorder (look for the Declaration, any recorded annexation, and any assessment/lien instruments).

Have a recorded instrument you think contradicts our records? Send a copy (or the recording reference) to the Board so staff can review and, if required, update the POA records.

FILINGS 1 THROUGH 8

Filings 1 through 8 are subject to the recorded protective covenants that apply to their filing. The governing Declaration and GVPOA By-Laws describe the Association’s authority to assess properties and to enforce covenants; those obligations “run with the land” and apply to subsequent owners unless a recorded instrument says otherwise. To confirm whether your parcel is currently assessed for POA dues, please request a status letter or check the recorded instruments for your lot.

If an instrument has been recorded that annexes a parcel into the POA, that recorded instrument — not informal statements — dictates whether assessments apply to that parcel going forward (and typically binds subsequent owners). If you believe your parcel is missing from the records or you have questions about a recorded annexation, contact the Board or consult the Fremont County Clerk & Recorder for the official recorded documents.

All parcels in Glen Vista are governed by the Covenants and the By-Laws of Glen Vista Property Owners Association, Inc. regardless of member paying status.
