In Glen Vista, the land carries the covenant. Every property is bound by bylaws and restrictions. Compliance is not optional – it is an obligation with consequences. See FAQ #3.

Covenant Compliance
The GVPOA Covenants originated with the declaration made by the land developer and are filed with the Fremont County Clerk and Recorder. Covenants “run with the land”, a legal phrase meaning they apply to all subsequent purchasers. All Covenants are included as part of the Deed, and all properties in GVPOA (all Filings) are required to abide by the covenants. Covenants are accessible on the Covenants tab above.
FILINGS 1 – 8
Filings 1 through 8 are subject to the recorded protective covenants that apply to their filing. The governing Declaration, Articles of Incorporation and GVPOA By-Laws describe the Association’s authority to assess properties and to enforce covenants; those obligations “run with the land” and apply to subsequent owners unless a recorded instrument says otherwise. Household use Well Permit issued by the State of Colorado. No meter required.
FILINGS 9 – 16
Filings 9 through 16 are subject to the recorded protective covenants that apply to their filing. The governing Declaration, Articles of Incorporation and GVPOA By-Laws describe the Association’s authority to assess properties and to enforce covenants; those obligations “run with the land” and apply to subsequent owners unless a recorded instrument says otherwise. Household use Well Permit issued by the State of Colorado subject to a totalizing flow meter being installed on this well and maintained in good and working order. Permanent records of all diversions (usage) must be maintained by the well owner (recorded at least annually) and submitted to the Division Engineer upon request.
FILINGS 1 – 16
Wells may be upgraded by purchasing additional augmentation through the Upper Arkansas Water Conservancy. This will allow watering of livestock and irrigation. Contact https://www.uawcd.com/augmentation-services.html for more information.
